Encino.
A residential pocket of the San Fernando Valley where tree-lined streets and hillside homes meet Ventura Boulevard dining, shopping, historic landmarks and nearby open space.
Residential Calm.
Ventura Boulevard Energy.
Encino combines established residential streets with hillside properties, condominiums and larger homes extending toward the Santa Monica Mountains.
Ventura Boulevard provides the commercial rhythm of the neighborhood, with restaurants, cafés, shopping and everyday services running through the community.
Away from the boulevard, Encino becomes increasingly residential, with mature landscaping, varied architecture and streets that can feel distinctly different from one pocket to the next.

Where Encino
Comes Together.
The Neighborhood’s Social Spine.
The Encino Commons district along Ventura Boulevard brings together restaurants, shops, cafés, services and entertainment. It is one of the clearest places to experience Encino away from its residential streets — a natural destination for dinner, coffee, errands or meeting friends.

Before Modern
Encino.
Encino’s history extends far beyond the modern neighborhood. The site now preserved as Los Encinos State Historic Park was associated with the Indigenous village of Siutcanga and later became the center of Rancho Los Encinos.
The natural spring at the site provided water for settlement for thousands of years. During the rancho period, the property passed through a number of owners whose agricultural activity became part of the area’s history.
Today the state historic park preserves the de la Osa Adobe, the Garnier building, a blacksmith shop, natural spring and pond — a compact reminder of the history that preceded the surrounding Los Angeles neighborhood.
City Life.
With Room Outside.
Encino sits beside the Sepulveda Basin Recreation Area, adding a large-scale outdoor element to a neighborhood otherwise defined by residential streets and Ventura Boulevard.
Anthony C. Beilenson Park and the surrounding recreation area provide a different side of the neighborhood experience, while the hills south of Ventura Boulevard bring Encino closer to the landscape of the Santa Monica Mountains.
Street by Street.
Property by Property.
Encino is not one uniform housing market. Properties north of Ventura Boulevard, south of the boulevard and farther into the hills can differ significantly in lot, architecture, setting and competitive market position.
That makes recent comparable sales, immediate competition, condition, lot characteristics and precise location especially important when evaluating an individual property.
Established Streets. Varied Architecture.
Encino includes traditional single-family neighborhoods, larger residences, hillside properties and attached housing. Tree-lined streets and mature landscaping create a different residential experience from the commercial energy only a short distance away on Ventura Boulevard.
Single-Family Homes
Established residential streets offer homes across a broad range of architectural styles, lot configurations and price segments.
Hillside & Estate Properties
Areas extending south toward the hills can offer larger properties, different elevations and distinctly different residential settings.
Condos & Townhomes
Attached housing near Ventura Boulevard and other parts of Encino provides another segment of the local real estate market.

Live CRMLS DataTurning Market Data Into Context.
Read Left to Right
The horizontal axis represents time. Following the graph from left to right shows how the Encino median sales price has moved across the reporting periods displayed.
Read Bottom to Top
The vertical axis represents price. Points higher on the graph correspond with a higher median sales price for that reporting period.
Follow the Overall Trend
Rather than concentrating on a single month, look across several reporting periods to understand the broader direction of the median.
Understand the Midpoint
Median sales price represents the midpoint of the sales included in the data. It does not mean that every Encino property has the same value or has moved by the same percentage.
A Graph Is Context — Not a Home Valuation.
One reporting period should not be treated as the movement of every Encino property. The mix of homes closing during a particular period can influence the median.
A period containing more higher-priced sales can move the median upward without indicating that every property increased by the same amount.
Recent comparable sales, location, lot, condition, improvements, property type and current competition provide additional context when evaluating an individual home.
For buyers, the data helps place an asking price in context. For sellers, it provides a starting point before narrowing the analysis to the individual property.
