Iconic Los Angeles.
Distinctly Beverly Hills.
Beverly Hills is an incorporated city surrounded largely by Los Angeles, combining a compact commercial core with established residential neighborhoods extending toward the foothills.
Rodeo Drive and the Golden Triangle form the best-known retail and hospitality district, while residential streets range from classic homes in the Flats to larger hillside and estate properties.
For real estate, the immediate street, lot, architecture, condition, elevation, views and proximity to major corridors can all influence how a property competes.

From Rancho Land
to Beverly Hills.
The area’s history includes the Tongva, who associated the site around today’s Beverly Drive and Sunset Boulevard with local water sources.
In the early twentieth century, Burton Green and partners acquired land for oil exploration. After unsuccessful drilling, development proceeded through the Rodeo Land and Water Company and the name Beverly Hills was adopted.
Landscape architect Wilbur D. Cook planned broad, curving streets. The Beverly Hills Hotel opened in 1912, and the City incorporated on January 28, 1914.
The city’s connection with the motion-picture industry strengthened after Douglas Fairbanks and Mary Pickford established Pickfair in 1919.
One City.
Multiple Micro-Markets.
Beverly Hills should not be evaluated as one uniform housing market. Street, lot, architecture, condition, elevation, traffic exposure and immediate surroundings can materially affect value and competition.
Property-specific comparable sales and current competition are therefore important when evaluating an asking price or preparing a listing strategy.
Single-Family Homes
Established streets contain a wide range of architectural periods, lot configurations and renovation levels.
Hillside & Estate Properties
Elevated settings can introduce additional considerations around views, access, topography, privacy and site configuration.
Condos & Residences
Condominium and attached residential options provide another segment of the market, particularly closer to major corridors and the city center.
Architecture, Gardens & Public Space.
Landscaped streets and destination shopping and dining contribute to the visual identity of the city.

Live CRMLS DataTurning Market Data Into Context.
Read Left to Right
The horizontal axis represents time. Following the graph from left to right lets you see how Beverly Hills median sales prices have moved across the reporting periods shown.
Read Bottom to Top
The vertical axis represents price. Points appearing higher on the graph correspond with a higher median sales price for that reporting period.
Follow the Overall Trend
Look beyond a single point. The direction of the graph over multiple periods can help show whether median prices have generally been rising, falling or remaining relatively stable.
Understand the Midpoint
Median sales price is the midpoint of the sales included in the data. Half fall above the median and half fall below it. It does not mean every Beverly Hills home has that value.
A Graph Is Context — Not a Home Valuation.
One month’s movement does not necessarily establish a long-term market trend. The mix of properties sold during a particular reporting period can influence the median.
For example, if a greater share of higher-priced properties closes during one period, the median may rise without every Beverly Hills property increasing in value by the same amount.
That’s why broader market data should be considered alongside recent comparable sales, current competition, property condition, location, lot characteristics and improvements when evaluating an individual home.
For buyers, the data can help put an asking price into context. For sellers, it helps distinguish a neighborhood-wide statistic from the pricing strategy for a specific property.
