Tarzana.
Discover a distinctive San Fernando Valley community where Ventura Boulevard, established residential streets and the foothills of the Santa Monica Mountains create several different ways to experience Los Angeles living.
Boulevard Energy.
Hillside Calm.
Tarzana sits in the San Fernando Valley with Ventura Boulevard forming an important commercial spine through the community and residential neighborhoods extending both north and south of the boulevard.
The local housing landscape ranges from established single-family neighborhoods and updated contemporary homes to condominiums, townhomes and properties extending toward the hills south of Ventura Boulevard.
That variation is part of what makes understanding Tarzana real estate particularly property-specific. Street, lot, elevation, condition and proximity to major corridors can create meaningful differences between homes that appear similar on paper.

The Tarzana Vibe.
Ventura Boulevard is where much of Tarzana’s restaurant and café life comes together. The atmosphere shifts throughout the day from everyday errands and lunch to dinner, drinks and a more social evening rhythm.
Tarzana does not revolve around one formal town square. Instead, restaurants and neighborhood businesses are spread along the boulevard, giving the area a more relaxed, local feel.

The Story Behind
the Name.
Tarzana has one of the more unusual neighborhood names in Los Angeles — and its story is connected directly to author Edgar Rice Burroughs, creator of Tarzan.
In 1919, Burroughs moved his family to the San Fernando Valley and purchased a 540-acre ranch from the estate of Harrison Gray Otis, founder and longtime editor of the Los Angeles Times.
Burroughs named the property Tarzana Ranch. He later subdivided part of the property into the Tarzana Tract as Los Angeles continued expanding through the Valley.
By 1930, residents were asked what the growing community should be called. Tarzana was selected, permanently linking the neighborhood’s identity with Burroughs and his best-known fictional character.
A Different Side
of the Valley.
Travel south through Tarzana and the urban Valley landscape begins to transition toward hills, canyons and the open-space environment of the Santa Monica Mountains.
The Marvin Braude Mulholland Gateway Park trailhead on Reseda Boulevard provides access into this broader mountain landscape, illustrating just how quickly the setting can change within the community.
Location Matters.
Street by Street.
Tarzana is not one uniform real estate market. Housing type, lot characteristics, condition, elevation, proximity to major roads and the immediate residential setting can all affect how a property competes.
For buyers and sellers, that means neighborhood-wide statistics are useful context — but the individual property and its closest comparable sales remain particularly important.
Established Streets. Evolving Homes.
Tarzana includes established residential streets where original homes, renovated properties and newer contemporary designs can sit within the same broader neighborhood. Condition and improvements can therefore create substantial differences between nearby properties.
Single-Family Homes
Tarzana contains a broad selection of established single-family residences, including original homes, remodeled properties and contemporary redevelopment.
Hillside & Larger-Lot Homes
Areas extending south toward the hills can introduce different lot configurations, elevations, settings and property characteristics that require closer comparison.
Condos & Townhomes
Attached housing provides another segment of the Tarzana market, particularly around more centrally located residential and commercial corridors.

Read Left to Right
The horizontal axis represents time. Following the graph from left to right shows how Tarzana median sales prices have moved across the reporting periods displayed.
Read Bottom to Top
The vertical axis represents price. Points appearing higher on the graph correspond with a higher median sales price for that reporting period.
Follow the Overall Trend
Rather than concentrating on one month, look at the direction across several periods to understand whether the median has generally moved upward, downward or remained relatively stable.
Understand the Midpoint
Median sales price is the midpoint of the sales included in the data. Half fall above the median and half below. It does not mean every Tarzana home has that value.
A Graph Is Context — Not a Home Valuation.
One reporting period should not be treated as the value movement of every Tarzana property. The mix of homes closing during a particular period can influence the median.
For example, a period containing a greater proportion of higher-priced sales may move the median upward without indicating that every home increased by the same amount.
Inventory, days on market, recent comparable sales, condition, lot characteristics, location and current competition provide additional context when evaluating an individual property.
For buyers, market data helps put an asking price into perspective. For sellers, it provides a starting point before narrowing the analysis to the property itself.
